Enjoy our large deck with plenty of seating and the propane BBQ grill. Hang out by the fire pit and look up at the stars for s’mores nights. (bring your own firewood). There is a private dock & 2 kayaks for exploring the lake and if you'd like to access the community beach, there is a walking path from our property to it!

📌 HOME OCCUPANCY:

• Max 9 guests (strict HOA rule, no unregistered visitors)
• Upon booking we will ask you to fill out a HOA required rental agreement and lake waiver that must be submitted at least 4 days before check in.
  -All guests staying in the home will need to be listed on the rental agreement.
• All guests will need to check in at the Big Bass Lake main gate (1 Big Bass Dr.)

• Quiet hours: 11 PM – 8 AM
• No parties, fireworks, or speeding (25 MPH limit enforced)
• Fishing requires a PA license (details in our guidebook)

📌 COMMUNITY AMENITIES:
If you choose to use The Big Bass Lake community amenities, you must purchase amenity use passes. Big Bass Lake amenities include: community lake beach access, pools, tennis courts, pickle ball, etc. Amenity use passes may be purchased upon arrival at the Association Office.

Amenity use passes are priced as follows

• Amenity Use Day Pass Weekend/Holiday $10
• Amenity Use Week – Non-Holiday Week $30

🏊‍♀️ The community indoor pool is open during the fall, winter and spring on Wednesdays, Fridays, Saturdays and Sundays. This is a shared pool not inside our home but located at the Recreation Center.

🏊The outdoor pool is open from Memorial Day to Labor Day.

All amenity hours are subject to change and closures are outside of the host’s control.

PLEASE NOTE: The neighbors next door have recently built a new home and we do share a driveway with the neighbors.

IMPORTANT PLEASE READ

A maximum of 9 guests are allowed at the home at any time. All guests will be asked to complete a HOA required rental agreement for the security at Big Bass Lake upon booking the property. This application must be filled out a min. of 4 days prior to arrival in order to gain access to the home. Only guests on the agreement will be allowed on the property for the duration of the stay. No visitors or cars outside those registered to stay at the property will be permitted. You will need this form to check in at the main gate located at 1 Big Bass Drive.

Please note we are not responsible if we don't receive everyone's names before booking and if a guest is denied access if their name is not listed or submitted in time. Any changes within 3 days of check-in must be sent to us in writing and there is a $15 non-refundable fee from the community.

Check in is 4pm and check out is 11am. You may inquire for an early check in or late check out 48 hrs in advance of your stay and we will do our best to accommodate if possible however this is not guaranteed.. There is a $50 fee for each.

This is a NO SMOKING house, please do not smoke in the house.

A maximum of 3 dogs are allowed on the property. $150 pet fee will apply. No cats allowed.

Guest do not have access to the basement of the home. It is unfinished and not acceptable for guests to access.

There are Ring Security Cameras around the entire outside perimeter of the home that record video and audio.

We want you to enjoy your privacy and make the home your own during your stay. We will not be present on the property but are available via the messaging app should you need anything at all. Our goal is to provide a seamless and relaxing experience for you.

Big Bass Lake Community Association is a primer community in the Poconos. You must purchase amenities passes to use any Big Bass Lake Amenities, this includes use of the Clubhouse, Recreation Center, Outdoor Pool, Indoor Pool, Beaches, Lakes, Tennis Courts, Tubing/Sledding Hills and any special events on common property.

Amenity use passes may be purchased at the Association Office.

All pass rates are per person. Weekly passes are effective for 7 days, beginning with the date of issue

***Please Note: Some amenities are seasonal and may be temporarily and sporadically closed for for the season or repairs.

There is a Recreation Center with an indoor pool, dry sauna, snack bar, tree top lounge and locker rooms. The Recreation Center is located at 59 Mountainside Drive.

In the winter months, grab some sleds and/or tubes and head over to the Big Bass Lake snow-tubing/sledding hills. Sledding/tubing is at your own risk.

Big Bass Lake strongly enforces the following rules:

• No large and loud parties. Of course we want you to kick back and have fun but please do so respectfully. Quiet hours are from 11pm to 8am.

• No open flames/fires. Fire pit must be covered when in use.

• No fishing in the lake unless you obtain a permit ahead of time (we tell you how to do this in our digital guidebook)

• No speeding, SECURITY WILL FINE YOU if you go over the 25 MPH speed limit in the community and we'd hate to see you get a ticket on vacation!

Our lakefront home is located close to many popular Pocono attractions:

• Tobyhanna State Park: 13 mins

• Kalahari Resort & Waterpark: 16 mins

• Mount Airy Casino: 22 mins

• Scranton, PA: 22 mins

• Camelback Indoor Waterpark: 23 mins

• Great Wolf Lodge Waterpark: 24 mins

• Pocono Premium Outlets: 25 mins

• Camelbeach Waterpark: 27 mins

• Montage Mountain Resorts: 26 mins

• Camelback Ski Resort: 26 mins

• The basement/ground level floor is unfinished and not accessible for guests.

• Big Bass Lake is a gated community and strongly enforces the following rules:

• No open flames/fires. Fire pit must be covered when in use.

-No fireworks allowed.

• You must have a PA fishing license to fish in the lake. (we tell you how to do this in our digital guidebook)

• All boats including canoes, kayaks, sailboats, wind surfers, rowboats or any other water craft capable of carrying an operator must be registered with Big Bass Lake Association prior to use, guests can not bring their own boats and must use the kayaks we provide.

• No speeding, SECURITY WILL FINE YOU if you go over the 25 MPH speed limit in the community and we'd hate to see you get a ticket on vacation!

• The house is located outside of the gated part of the community right next to one of the lake beaches and the main Big Bass Lake Association check-in gate. You must go to the main gate before going to the property to get your check in pass from security.

• We may request guest verification after your reservation is booked. This would include you to provide personal contact information and a photo of your ID and a selfie photo with your ID.

• The Poconos is very prone to wintery weather and snow storms in the winter months. Please consider this when booking your trip during those months. We suggest you purchase travel insurance at the time of booking to protect your trip. We do not give refunds or change dates due to weather or medical related issues. We do not shovel the deck and fire pit area in the winter months but provide a shovel if you’d like to use those amenities.
